301,000ft² speculative employment scheme supports economic growth in West Yorkshire.

We have submitted designs for planning for 2 speculative B2/B8 units totalling 310,000sqft within Silkwood Business Park, an established commercial location in Wakefield off Junction 40 of the M1. This development aims not only to provide additional employment land but to also help to improve the aesthetics of the building stock in the local area.

Our expert experience in industrial and logistics master planning ensures our client’s like PLP can maximise the value of their sites, while not compromising on design. Our proposals always consider the wider context of developments along with site specific constraints, to produce a cohesive and integrated design with neighbouring sites. As part of the development of this scheme a number of site layouts were tested and reviewed. They were widely driven by the location, shape and size of underground fault lines, adjacent Public Rights of Way, maximising the use of the site and maintaining practical access for all users, parking provisions and loading/unloading requirements

The units are due on-site summer 2020, with anticipated completion scheduled for Spring 2021.

Matthew Fitton, development director at PLP, said: ‘The acquisition of Silkwood Park further strengthens PLP’s strategic position in the Yorkshire region following recent acquisitions in Leeds and Sheffield. We are excited to bring forward our speculative development proposals, creating up to 500 new jobs when the units are occupied and fully operational.”
