We have developed proposals for a new 1.3m sq ft manufacturing facility on the 23.74 ha site, which forms part of the Northern Gateway Strategic Mixed-Use Development.

The proposals for the facility have been carefully designed to allow for its phased development, with the delivery of the manufacturing, storage and distribution areas as well as ancillary buildings and plant carefully timetabled to meet the commercial needs of ICT. The proposals also include a 14,550 sqft, purpose-built office building.

The site layout was developed following a thorough review of ICT’s manufacturing process, long-term spatial requirements and the specific characteristics of the Airfields site. By marrying ICT’s operational efficiencies with the opportunities and constraints of the site, we were able to adopt a holistic approach to balancing the requirements of the development with measures to mitigate its impact.

With one element of the development, a rack-clad, automated High Bay Warehouse reaching 40m, the proposed elevational treatment seeks to mitigate the vertical scale through the gradation of colour so that its height diminishes visually and will soften the impact on the existing landscape.

The scheme achieved planning in March 2022.
