Working with client PLP to deliver a BREEAM Excellent, speculative development totalling over 228,000 sqft at Pioneer Point, Ellesmere Port.

The overall development includes one 90,000 sqft and one 138,000 sqft unit. The appearance, location, height and scale of each unit has been carefully considered in relation to the adjacent buildings, including various industrial units and office blocks as well as a new residential estate to the south-east. To help mitigate noise and acoustic issues, the yards have been located away from the residential boundary, and the elevational treatments provide a robust, high quality design utilising various cladding types to visually break up the elevations.

As well as being delivered to BREEAM Excellent, the development meets the net zero carbon ready standard as defined by the UK Green Building Council. Sustainability initiatives include roof mounted solar panels and multiple electric charging points for cars and HGVs, with all parking bays future proofed for installation of rapid chargers.

We originally obtained outline planning consent for the site followed by a successful reserved matters application in 2019. Construction commenced in July 2020 and completed in spring 2021.
