Working with client PLP to deliver a BREEAM Excellent, speculative development totalling 228,000 sqft.

We originally obtained outline planning consent for the site followed by a successful reserved matters application in June 2019. Construction commenced in July 2020 and is expected to complete in spring 2021.

The overall development includes one 90,000 sqft and one 138,000 sqft unit, with the location providing excellent accessibility with immediate access to Junction 8 of the M53. The appearance, location, height and scale of each unit has been carefully considered in relation to the adjacent buildings, including various industrial units and office blocks as well as a new residential estate to the south-east. To help mitigate noise and acoustic issues, the yards have been located away from the residential boundary, and the elevational treatments aim to provide a robust, high quality design utilising various cladding types to visually break up the elevations.

As well as being delivered to BREEAM Excellent, the development will meet the net zero carbon ready standard as defined by the UK Green Building Council. Sustainability initiatives include roof mounted solar panels and multiple electric charging points for cars and HGVs, with all parking bays future proofed for installation of rapid chargers in the future.
