We have supported PLP to submit and secure planning approval for a 832,000 sqft warehouse / distribution centre at the former Sonae site in Knowsley Industrial Park.
Having worked on two successful outline planning applications for the site since 2014, the most recent scheme has been developed from the original illustrative masterplans for this prime 15 ha multi-modal logistics location, which is situated close to the M57 / A580 junction, the Port of Liverpool and a rail freight terminal. The previous outline applications received unanimous support from the planning committee, highlighting the strength of support there is locally for employment investment in Knowsley and surrounding areas.
Our latest proposal is for a vast single unit which will consist of 763,000 sqft warehouse and a first floor mezzanine area, supported by 46,000 sqft of office space and welfare accommodation, a 7,800 sqft truckers lounge and other ancillary pods. Easily navigable and efficient service yards, parking areas and associated infrastructure are also provided. Extensive native landscaping has been included around all boundaries to enhance the site’s biodiversity and provide a pleasant working environment for employees and visitors.
The building is designed to achieve a BREEAM rating of ‘Very Good’. This has influenced the overall design of the scheme including detailed consideration of passive solar design, water use, life-cycle design, embodied energy, re-use & recycling, site waste management and local and sustainable sourcing.
