We are delighted to have supported PLP in submitting a planning application for a 832,000ft² warehouse / distribution centre at the former Sonae site, to the west of Marl Road in Knowsley Industrial Park.
Having worked on two successful outline planning applications for the site since 2014, the current scheme has been developed from the original illustrative masterplans for this prime 15.13 hectare multi-modal logistics location, which is situated close to the M57 / A580 junction, the Port of Liverpool and a rail freight terminal. The previous outline applications received unanimous support from the planning committee, highlighting the strength of support there is locally for employment investment in Knowsley and surrounding areas.
The current proposal is for a vast single unit which will consist of 762,565ft² warehouse and first floor mezzanine area, supported by 45,950ft² offices and welfare accommodation, a 7,835ft² truckers lounge and other ancillary pods completed with easily navigable and efficient service yards, parking areas and associated and infrastructure. Extensive and varying native landscaping has been included around all boundaries of the building to enhance the site’s biodiversity and provide a pleasant working environment for employees and visitors to the building and facilities.
The building is designed to achieve a BREEAM rating of ‘Very Good’. This has influenced the overall design of the scheme including detailed consideration of passive solar design, water use, lifecycle design, embodied energy, re-use & recycling, site waste management and local and sustainable sourcing.
