Sustainable Self-Storage Success in Denton

We have been granted planning permission for a sustainable, self-storage facility in Denton for client Self-Storage Tameside.

This 123,000 sqft development will regenerate a brownfield site near junction 24 of the M60. The project includes demolishing fire-damaged units and constructing a new 5-storey facility to replace an existing one. The ground floor will feature reception, staff areas, WC’s, loading zones, and some storage units, with the remaining floors dedicated solely to storage. Tenants from the old facility will be relocated to this new, purpose-built building, advancing the wider vision for the site.

Designed with the local area’s industrial heritage in mind, the building incorporates traditional forms like a pitched roof. A glazed section wraps around the southwest corner, showcasing the facility’s interior, while the façade uses varied panel shading and brickwork to define communal areas and loading doors, offering a focal point away from nearby residential areas.

Targeting a BREEAM ‘Excellent’ rating, the scheme includes enhanced landscaping for biodiversity net gain, roof-mounted PV panels to reduce energy consumption, and provisions for electric vehicle charging points and bicycle storage.

Associate Director Chris Lenehan said: “We’re thrilled to hit this milestone at Denton. It’s encouraging to see the planning committee acknowledge the project’s sustainability credentials and recognise it as a benchmark for similar developments locally.”

In addition to this scheme, we have 4 of other self-storage units in development which build on our extensive industrial experience. We are refurbishing an existing building in Leyton for Storage King and have submitted planning applications for new-build projects in Fleet for Blue Note Capital and on Bury New Road in Salford for a private client.
